Arrival and Car Parking · The property is ½ mile from the A64 on a country lane leading to the village of Thorpe Bassett. A footpath runs through most of the village itself. Oak Lodge is the first property on the right in the village. · A dedicated car parking space is provided to the immediate right of the gates as you enter. The entrance to "Rose Cottage" is less than 25 metres across a level shingle and stone drive. · Immediately in front of the property is a patio area of approximately 3 metres by 2 metres. · A plastic round table (diameter 90 mm) and chairs are available for use here. · There are no street lights but sensor lights have been fitted near the main gates and in the garden plus some exterior lights in the entrance of the cottage. Main Entrance · The main entrance leads into a lobby area. The door step is approximately 150mm high. The lock is 1400 mm from the ground. The front door is 830 mm wide and 1830 mm high. · On entry, to your left are the interior and exterior light switches which are at a height of 1370 mm. Low voltage recessed lights are used throughout the property. · There is also a dark green "runner" mat at the front door. · The flooring throughout the ground floor is laminated terracotta tile effect flooring. · There is one smoke detector near the base of the stairs and another in the upstairs hallway. · A fire extinguisher is located in the stairwell. · From the front door there is a shower room immediately in front of you, and to your right is the open plan living area and the stairs to the first floor. In the far left hand corner is a boiler with switches at 760 mm. Kitchen Area · The kitchen area comprises of 4 wall units, the bases of which are at a height of 920 mm, plus 2 base units. · A fire blanket is fitted to the side of the wall unit. · The work top and breakfast bar is 920 mm high. · There is a gas oven/ grill and hob which are level with the work top, plus a fridge, freezer and compact dishwasher under the work tops. · An extractor fan is fitted above the hob. The switch is to the left of the cooker at 160 mm high. · There are four stools which fit under the breakfast bar. The seats are 750 mm high. · The area between the work top and the breakfast bar is 870 mm. · A microwave is supplied. · Crockery and glasses are stored in the wall units. Living Area · There is 1 moveable two-seater sofa in deep red. This seat is 470 mm high respectively. There is also a single reclining armchair with a seat at 470 mm. · A digital (Freeview) TV/DVD player is mounted on the wall at a height of 1470 mm. · All 3 windows are 930 mm from the ground. · The overall floor living area including the lobby is about 23 metres square. · A rug is on the floor in the space between the sofas. · 3 small coffee tables and a book shelf are also provided. Shower Room · The door to the shower room is 680 mm wide and 1980 high. · Immediately ahead is a toilet recessed into an area measuring approximately 870 mm wide. · The toilet seat is 420 mm high. Two grab handles have been fitted at either side. · On the left is a sink on a pedestal at a height of 790 mm. · There is a cupboard with mirror above it. · Next to the toilet is the shower cubicle. This is accessed by a step which is 100 mm high and the edge of the shower which is an additional 130 mm high. · The enclosure has a bi-fold door. · An electric shower is fitted, with a movable head. The minimum height this can be set at is 1500 mm. The maximum height under the shower is 1870 mm. Stairs · There are 13 varnished wooden stairs which turn gradually. Each rise is 205 mm high. · The minimum width is 770 mm. · A handrail runs along the left of the stairs at a height of 840 mm. · Gold coloured carpet is fitted from the top of the stairs and in both bedrooms. · The minimum head height is 2080 mm. · At the top of the stairs is a small landing measuring approximately 1metre x 1 metre. To the right is the master bedroom, and to the left is the second bedroom. Bedroom One · The master bedroom is accessed through a door which is 760 wide. The door slopes at an angle. · There is a light switch to the left of the door as you enter. · The ceiling in this bedroom is sloped. The maximum height is 2106 mm decreasing to 1320 mm at its lowest point. · There is a space of 1300 mm to the left of the bed, but some of this has a restricted head height. · To the right of the bed is a space measuring 1300 mm. Some of this also has restricted head height. · The double pine bed is 400 mm high, and measures 1500 mm x 2010 mm overall with a standard 4'6" mattress fitted. · All bedding is cotton or poly cotton. All pillows and duvets are non-feather. · There is a bed side light on the bedside cabinets at each side of the bed. · Overall floor space is 4000 mm x 4000 mm. · There is also a dressing table which is 740 mm high and has a stool at 460 mm high and a wardrobe in the room. Bedroom Two · The second bedroom is accessed through a door which is 740 wide. The door slopes at an angle. · There is a light switch to the right of the door as you enter. · The ceiling in this bedroom is sloped. The maximum height is 2200 mm decreasing to 1400 mm at its lowest point. · There is a space of 1400 mm to the left of the bed, sufficient to extend out the second bed alongside and allowing passage to the far side and to access the drawers of the bedside cabinet. · To the right of the room is a small built in wardrobe and shelf. · The single pine bed is 460 mm high, and measures 1960 mm x 880 mm overall with a standard 3" mattress fitted. · The second bed is on rollers and can be used at floor level or raised to the same height as the main bed. · All bedding is cotton or poly cotton. All pillows and duvets are non-feather. · There is a bed side light on the bedside cabinets. · To the left is a raised carpeted area measuring 1900 mm x 1500 mm. This is suitable for storage of suitcases or for sitting on. Laundry · Guests have access to the owners Utility room approximately 30 metres from "Rose Cottage". · A front loading washing machine, tumble drier, sink and ceiling mounted clothes airer are available for guests to use. There is a charge for using the washing machine and tumble drier. · An electric steam press is available for guest use. · There is a step of 170 mm high to enter the utility room. · The doorway is 820 mm wide. Outside Areas · The owner's garden to the right of the stone drive is private, except for access to the laundry room. · There is a small paddock to the right of "Rose Cottage" as you exit. This is shared with the owners. · There is a large oak tree, plus a number of smaller fruit trees. · The paddock is surrounded by hawthorn hedges or has a fence which makes it more difficult for children to easily leave the paddock. · To the right of the paddock is a private vegetable plot, greenhouse and sheds. These are private. Every effort is taken to ensure the safety of guests. Some of these areas contain tools and gardening equipment. · The garage doors which form part of "Rose Cottage" building is a private storage area for the owners. · Guests may use the rugby posts. Children should be supervised · The owners keep chickens, ferrets, a large dog and rabbits. Should you wish to see or play with these animals, please ask the owners' permission. Hands should be washed after touching them. ·
